That is, nature becomes more natural, and the city is urbanized and reorbanized. I propose to make all forms of resettlement extremely urbanized: one -story villages, small cities, and megacities - everything should get the maximum concentration of all city spaces and functions.

If we are talking about a metropolis, then we must increase the efficiency of the use of land not by interest, and not even at times, but by orders of magnitude. This means that we must increase the number of urban spaces and at the same time reduce the territory of the city. It sounds somewhat paradoxical, but urban territory and urban space are completely different categories.

Territory is a resource for creating spaces. I am for the superficity of free spaces. In the city, it is necessary to create the right number of levels so that there are enough - spacious apartments, parks, and sports, and everything else. Moreover, all levels must be functionally interconnected. In fact, this is a "city of magic doors." He opened one door and ended up in the park, opened another - the exhibition center, opened the third - and ended up in his office.

Another door is a water park, or an exit to the forest, or to the station, from where you can get to any country in the world. When all spaces are concentrated as much as possible, and communications are collected to a point, then from any one space through this point you can get into any other space. It is clear that urbanization cannot be stopped. Megalopolites will grow. What we do suggests the liberation of nature from human impact and defragmentation of natural territories.

With a reduction in the territory of the city, we can increase and combine the zones of continuous natural formations. The highways cutting natural masses should become smaller, in some places they should go underground. The transport scheme should also be polarized and structured. An indifferent and dense grid of roads is very economical, but it is destructive for nature.

We must proceed to the concentration of transport routes isolated by nature. It must be understood that the territorial expansion of the city is also the destruction of the natural complex. Therefore, when we are talking about a three -dimensional city, which includes housing, and offices, and enterprises, and everything else, one of its elements is transport, and all that is located in transport and nature is protection from the impact of transport on nature.

I want to draw your attention: this is not a city with multi -storey buildings! This is a city of multi -storey city spaces! That is, these are not individual towers or skyscrapers, but a continuous multi -storey volume or a continuous skyscraper. We have done several experimental projects. This project solved a utilitarian problem. There was a territory intended for floor buildings.

But 12 floors were not enough to cover the cost of buying a territory. The developer designed instead of 12 floors 17 and sold part of the undisguised apartments. But 17 floors were shaded by the surrounding development, construction was banned, “deceived investors” appeared. We built a floor house, but in terms of capacity it turned out to be one and a half times more than a floor.

This is a house with dimensions 60 by 80 meters. Due to the multiple expansion of the corps, the deceived investors were resettled, and the developer received substantial profit. This is just a small fragment of development, but it shows the possibility of creating sunny apartments and the effect of solitude in with a significant compaction of urban development. Planning opportunities for creating comfortable and supercomfort housing where it is most in demand, are practically not limited.

Still, we do not have much sun in the country. In the Urals, for example, in winter most often a gray sky. We crave the sun because it is in short supply. Therefore, when it appears, we bloom. Every time the sun peeps out from behind clouds or horizon, we must see it.

A person is ready to accept innovation in small doses. Too big a gap from widespread practice scares. But it is quite obvious to me that those trends that are manifested in the world today are absolutely definitely falling on the principles of heliotection. For example, the new San Francisco Station is, in fact, a multi-storey city with several modes of transport inside, several types of city spaces and with a roof park.

The Zaryadye Moscow Park also fits into the system - this is a multi -storey volume with green roof. Actually, any multi -storey complex with underground driveways and garages is a mandatory element of heliotection. Especially if you go out of the apartment on the elevator in the underground parking, you get into the sunny underground space directly to your car. We implemented such a project.

Unfortunately, today in Russia buildings are in fashion for the type "Tower". One tower is great!And to design simply, and build, and a beautiful view from the window. But when it is not a solo object, but a whole “forest” is a disgrace. Not because it looks like a wall of development from the side, but because the windows look out of the windows, and the neighbor opposite becomes an unstable member of your family.

But the trend is obvious. The quarters will be replaced either by rows of plates, as is the case in China, or reincarnation of profitable development with colleagues, as happens in the center of Moscow. Life absorbs simple and economical solutions. While the instinct wins. And, of course, all this in most cases is completely anti -human. In fact, we also offer hypercorpus, as in the new "profitable houses." Moreover, our width of the floor building reaches more than meters.

All windows “see” the horizon and do not see the neighbors, such a corps includes convenient pedestrian green streets of a human scale, spacious public spaces smoothly flow from one related function to another, elevators in such a skyscraper need to be five times less than in the usual, the building does not need heating at the outer temperature, not to mention the same city of magic doors.

The key to hypercorpus - light -shaped channels with some optical tricks, where all rooms have green terraces and look at the sunny side of the horizon. Our last development is actually an endless "underground invisible house soaring above the ground." Outwardly, it is a gentle hill covered with forest. Under it - “air pillow” - a space that ventilates the entire volume and is a shelter in case of emergency.

And inside - paradise of the garden. In a sense, such a corps is a relative of the Chinese quarters of supernote development. From space, it looks like mechanical rows of plates. And when you find yourself inside these “lifeless rows”, it turns out that this is a magnificent environment with parks, sculpture, fountains, streams and waterfalls where brocade carps swim, and where there are very few people walking in this garden.

The casket opens simply: under all housing in the area of ​​three levels with driveways, parking and maintenance. But we were invited to China, because our solutions are twice as effective and significantly more comfortable. The main quality of heliotexture is a species panorama for nature and complete visual isolation and solitude. Looking from the window, we do not see strangers, only nature and herbs on the terrace.

This is especially true for the Far North. But in order for this process to move, you need to start with elite housing to show that de-luxe can also be super-frequent. We are now developing such a project for Crete, and we find support from the local authorities. This is an invisible city that is integrated into the landscape.
