If we are talking about a metropolis, then we must increase the efficiency of the use of land not by interest, and not even at times, but by orders of magnitude. This means that we must increase the number of urban spaces and at the same time reduce the territory of the city. It sounds somewhat paradoxical, but urban territory and urban space are completely different categories.

Territory is a resource for creating spaces. I am for the superficity of free spaces. In the city, it is necessary to create the right number of levels so that there are enough - spacious apartments, parks, and sports, and everything else. Moreover, all levels must be functionally interconnected. In fact, this is a "city of magic doors." He opened one door and ended up in the park, opened another - the exhibition center, opened the third - and ended up in his office.

Another door is a water park, or an exit to the forest, or to the station, from where you can get to any country in the world. When all spaces are concentrated as much as possible, and communications are collected to a point, then from any one space through this point you can get into any other space. It is clear that urbanization cannot be stopped. Megalopolites will grow. What we do suggests the liberation of nature from human impact and defragmentation of natural territories.

With a reduction in the territory of the city, we can increase and combine the zones of continuous natural formations. The highways cutting natural masses should become smaller, in some places they should go underground. The transport scheme should also be polarized and structured. An indifferent and dense grid of roads is very economical, but it is destructive for nature.

We must proceed to the concentration of transport routes isolated by nature. It must be understood that the territorial expansion of the city is also the destruction of the natural complex. Therefore, when we are talking about a three -dimensional city, which includes housing, and offices, and enterprises, and everything else, one of its elements is transport, and all that is located in transport and nature is protection from the impact of transport on nature.

I want to draw your attention: this is not a city with multi -storey buildings! This is a city of multi -storey city spaces! That is, these are not individual towers or skyscrapers, but a continuous multi -storey volume or a continuous skyscraper. We have done several experimental projects. This project solved a utilitarian problem. There was a territory intended for floor buildings.

But 12 floors were not enough to cover the cost of buying a territory. The developer designed instead of 12 floors 17 and sold part of the undisguised apartments. But 17 floors were shaded by the surrounding development, construction was banned, “deceived investors” appeared. We built a floor house, but in terms of capacity it turned out to be one and a half times more than a floor.

This is a house with dimensions 60 by 80 meters. Due to the multiple expansion of the corps, the deceived investors were resettled, and the developer received substantial profit. This is just a small fragment of development, but it shows the possibility of creating sunny apartments and the effect of solitude in with a significant compaction of urban development. Planning opportunities for creating comfortable and supercomfort housing where it is most in demand, are practically not limited.

Still, we do not have much sun in the country. In the Urals, for example, in winter most often a gray sky. We crave the sun because it is in short supply. Therefore, when it appears, we bloom. Every time the sun peeps out from behind clouds or horizon, we must see it.

Life absorbs simple and economical solutions. While the instinct wins. And, of course, all this in most cases is completely anti -human.
